My flat roof leaks. Can it be repaired or does it need replacing?

It depends entirely on what is underneath. A covering that has failed on the surface but is sound below can be prepared and coated, which is a fraction of the cost of a strip and re-lay. A deck that is soft, rotten or holding water cannot, and coating over it just hides the problem for a season. We come and look, tell you which of the two you have got, and price accordingly. You will get a straight answer even when the straight answer is the expensive one.

How long does a flat roof coating last?

A properly prepared liquid or GRP coating on a sound deck should give you many years of service, and the preparation matters far more than the product. Most failures we are called to are not the coating letting go in the middle, they are the details: an upstand that was not dressed high enough, an outlet that was not sealed in, or a lantern kerb that was coated over dirt. Get those right and the flat area looks after itself.

Can you find a leak if we do not know where it is coming from?

Yes, and it is a common call. Water runs along a deck or a joist and comes through the ceiling several metres from where it got in, so the mark on the plasterboard is a starting point rather than an answer. We look at the roof itself, the details around it, and where the water is likely to be tracking, and we would rather spend an hour finding it than an afternoon coating the wrong two square metres.

Do you work on roof lanterns and skylights?

Yes. Lanterns and skylights are one of the most common leak points on a flat roof because the kerb, the flashing and the covering all meet in one place. We recover the roof around them, dress the upstands properly and seal the junction, and where the unit itself has failed we will tell you that rather than coating around a seal that has gone.

How much disruption is there?

On most flat roofs, very little. The work happens outside and above you, so premises stay open and homes stay lived in. What we do need is access and somewhere to set up, and on a commercial job we will agree with you where the van goes and how materials get up before the day starts, so nothing blocks a fire exit or a delivery bay.

What about gutters and outlets?

They come with the job more often than not, because a flat roof that ponds is usually a flat roof that cannot drain. Blocked or undersized outlets, gutters running the wrong way and missing leaf guards all put water where it should not be. We clear and check them as part of a roof job and will tell you if the drainage itself needs sorting rather than just the covering.
